San Juan Property Management Policies

Tenants agree to a specified number of people per rental, whether it’s a San Juan Island house rental, a Friday Harbor vacation rental, or a Lopez Island vacation home. Tenant understands and agrees that smoking is not permitted inside the rental unit; pets are not allowed on the property unless property has been approved as pet friendly and tenant has paid pet fee, and housekeeping services are not provided during your stay. Tenant also understands and agrees that the use of tents, campers, and motor homes are not allowed on the property.

San Juan Property Management is not liable in the event a property becomes unavailable due to circumstances out of our control. In this event, SJPM will make every attempt to secure suitable accommodations or will return your unused fees and rental payments made.

San Juan Property Management LLC’s luxury vacation home rentals start at 4pm and end at 10am.

Booking Procedures and Payment Schedule

Payment arrangements must be made by the person named as tenant in the contract and must also be the same person who accepts the rental agreement terms.

Reservations made thirty (30) days or more in advance are confirmed when 50% of the total rental fees are received along with a properly executed rental agreement and any applicable addendums. The total rental amount must be received by SJPM thirty (30) days prior to the occupancy date. In the event that a reservation is made less than 30 days prior to the arrival date, then the total rental amount is due at the time of booking. If final payment is not received by the due date, SJPM will attempt to contact the listed tenant by which ever correspondence method(s) were provided by the tenant to advise them that payment is past due. If a response regarding final payment is not received by SJPM within fourteen (14) days of notice due, this agreement may be considered cancelled by the tenant and SJPM will proceed with the cancellation policy as listed below.

Cancellation Policy

If we can re-rent the nights you have reserved then we will refund you 80% of your payments. This applies to each night of your reservation that we are able to re-rent. If we are unable to re-rent your reservation, then there will be no refund of your payments/deposits.

Because unexpected events can occur prior to your travel, you may consider Travel Insurance to protect your financial investment. Coverage can be obtained through such companies as Travel Guard.

Damage Waiver

A Non-Refundable Damage Waiver fee is collected on each reservation in lieu of a security deposit. This Damage Waiver provides for up to $500.00 of non-intentional damage to the property. The person named on the reservation and all guests staying in the property will be covered for reported accidental loss or damage up to the maximum coverage limit. This does not negate your responsibilities as a tenant. You must notify San Juan Property Management of any damage to the property during your occupancy or this plan is void.

The Damage Waiver does not cover theft, gross negligence, willful or wanton conduct, intentional damage, pet damage, loss or damage to guest’s personal property or rental equipment brought onto the premises, additional cleaning, lost keys, excessive wear and tear, damage caused by a motorized vehicle or watercraft, unauthorized late check-outs, smoking, or any other violation of our rental policies.

San Juan Property Management will determine all necessary repairs and expenses related with any damage. Liability is not limited to the Damage Waiver coverage. If damage caused by the tenants to any part of the rental property exceeds the amount of the Damage Waiver coverage, tenant understands and agrees that they are responsible to pay the additional cost for replacement or repair of damaged items. Documentation of expenses will be provided to the tenant and you authorize San Juan Property Management to charge the credit card on file for any damage not covered by the Damage Waiver.

Property Use and Check In / Out Policy

Tenants and their guests agree to adhere to local laws, applicable condo rules and regulations, to not disturb the peace, keep the property in a clean and sanitary condition, and will comply with the no smoking and applicable pet rules.

Check-in is at 4:00 p.m. while check-out is at 10:00 a.m. If you have a special check in / out request, please let us know and we will do our best to accommodate your needs. The occupancy for this property was determined prior to your arrival and in accordance with county codes and your signed rental agreement. The number of occupants cannot exceed your limit. The use of this property for large gatherings is strictly prohibited. Privacy, property boundaries, and quiet enjoyment of neighbors must be adhered to with quiet time hours between 9pm and 7am. Tenant agrees to follow check-out procedures posted in the rental home.

Eviction Policy

Tenants are subject to immediate eviction and removal from the rental for the following infractions: 1) Smoking inside rental, 2) Pets on the rental property without prior approval written on this agreement, 3) Number of occupants exceeds the number of contracted guests, 4) Complaints of noise, loud music, foul language, or otherwise disturbing of the peace. The entire amount of the rent and fees will be forfeited if eviction occurs.

Hold Harmless

The tenant and guests agree to indemnify and hold harmless San Juan Property Management and represented property owners from and against all claims, demands, loss, liability of any kind and character, including cost of defense, arising out of or in any way connected with the tenantÕs use of the property: in the event tenant or guests suffer personal/physical/property damage, injury, or loss. San Juan Property Management LLC. and property owners are not responsible for lost or stolen items. This contract shall be governed and construed in accordance with the laws of the State of Washington. It is agreed that the venue for any legal action brought to enforce the terms of this Agreement shall be in the District or Superior Court with jurisdiction over the area where the rental property is located.
